The Delta 3 Building
Delta 3 is an 11-storey Class-A commercial building covering an area of nearly 1,900 square metres (20,000 ft2). In December 2012, Delta 3 became the first commercial building in Quebec City to receive Gold LEED-CS certification (Core/Shell).
A composting system was put in place for the complex’s tenants. Each week, around four 240-litre bins are collected by the City for heat composting. Organic waste is stored in a cold room measuring approximately 20 square metres; this facility is equipped with a rinsing system to keep the bins clean. A trash compactor serves to reduce the volume of waste transported off site.
The renovation of Towers 1 and 2 of the Delta complex was a key part of the overall success of the Tower 3 construction project. In addition, this stage posed a major challenge as the two-year project was supposed to be carried out while maintaining operations and minimizing disruptions for tenants/clients. In response, the strategy proposed by the architectural firm Coarchitecture was to maximize the amount of exterior work, particularly by covering the two existing towers with a new aluminum shell. This addition halted the deterioration of the existing concrete shell while facilitating the installation of a waterproof seal with the existing windows.
